There is limited space on the leading edge of the door when looking at the door internally.   


Minimum 300mm space at leading edge of door allowing wheelchair users and others with limited mobility to approach and open the door, essential with self-closing doors.

Room entrance corridor is 1100mm in width, but is reduced down to 1000mm due to the radiator fixed to the wall.


This 1000mm dimension does comply over a short distance, however in order to increase the leading edge of the door as described above, it may be necessary to increase the hall width to 1200mm.

This bedroom has a double and a single bed, restrictions between the beds and furniture 850-890mm.

This can be increased if the single bed is removed etc from the room when additional space is required.  Bed heights are generally 570mm.


Recommendation for a minimum 1500mm x 1500mm space adjacent to the long edge of the bed as to allow for transfer, plus a 700mm space on the opposite edge for carer assistance etc.

An alternative additional size of 2250mm x 2100mm is preferred allowing for a mobile hoist to turn 180 degrees.

Window cill height is approximately 1100mm from floor level. The curtains are operated by the means of a curtain pull cord.

Alternatively the management can provide a service in opening and closing the curtain at the start and close of each day.  


Recommended that in disabled designed accommodation that the windows are designed as to allow a clear and uninterrupted view from cills and transoms etc.

T.V. shelf and tea making facility has adequate knee space below the shelf and of a height of 900mm. The T.V has a remote control.


Recommended that in a disabled room that a range of height are provided for counters shelving and tables for the use of both wheelchair and limited mobility users, 760mm for wheelchair, and 900mm for others.

Bedside tables are movable as with the bedside lamps, two wall lights are operated at the light.  


Bed lights shall be easily operated from a prone position on either side of a double bed and both single beds. (No definitive distance suggested)

The wardrobe is fitted with a 180-degree swing door. Adequate space is provided in front o the wardrobe. The hanging rail height is 1600mm with a shelf above. Recommended space in front of a wardrobe ids 1100mm. Hanging rail preferred set a two heights (high and low) 725mm & 1600mm.

The overall wall to wall size of the bathroom (excluding the shower cubicle is 1660mm wide by 2200mm long. A standard height wash hand basin and W.C. have been fitted.

No grab rails have been fitted. Tap heads are round and limited use by those with limited dexterity.

The recommended shower area and bathroom for independent wheelchair user is a minimum of 2400mm x 2500mm, this includes the showering area, W.C. & whb. See attached example from the British Standard 8300:2001

The standard WC requires the flush handle on the transfer side of the cistern.

The electric shower isolating pull cord if approx. 1700mm from floor level. Increase length of cord to 750mm-1000mm from floor level.
The bathroom door is inward opening. Preferred outward opening unless fitted with emergency opening fittings and have a 700mm x 1100mm clear space beyond in front of door swing. 1 L
Flooring is of a non-slip type and has excellent colour and tonal contrast to walls and skirting etc. Careful clearing should be carried out as not to diminish the non-slip properties of the vinyl. - -

Shower cubicle is off the bathroom area and of limited size 800mm wide x 745mm deep. Doors to the shower cubicle are inward opening bi-fold giving a very limited access approx. (350mm).

With stepped access of approx. 300mm.  Lighting within the cubicle is poor. No grab rails are fitted within the cubicle or in the surrounding area as to allow ease of access on entering.

The existing cubicle, both in size and access gives very limited use for those with mobility restrictions and allows no access to wheelchair users.

Careful redesign of the entire bathroom and shower layout is required as to give even a mobility standard of service. See attached example from the British Standard 8300:2001.
